When buying a new construction home, you have lots of decisions to make.  From the neighborhood, to the style of home to the features within, it can be a challenge.  And builders don’t make it easy.  Each of them market on their own and there are dozens of builders, so it can be difficult to know where the best homes are and how to locate them.  On top of that, there are many things the builders don’t want you to know.  Here are the top FIVE things you should know BEFORE you buy.

  1. Inventory homes are your best value.  One of the things people like about building is they can pick the flooring, paint colors, countertops, etc.  The builders know this and they charge full retail pricing when you make these choices.  But did you know builders also have inventory homes they build that they need to sell?  Inventory homes have all the features of building from the ground up, but often are sold with price reductions, especially after they are completed.  Depending on the builder and neighborhood, we have been able to save clients tens of thousands on these purchases.
  2. All builders are not created equal.  There are entry level, mid range and high end builders.  But they don’t like to call themselves any of these names as they want to be all things to all people.  That makes it difficult to know if one builder is better than another.  We know which builders in each group build the best homes for your money and which provide the best customer service.

You should have an inspection.  Just because it is new, doesn’t mean everything is perfect.  Builders use contractors for many of the components of the home and their work should be checked prior to closing.  The good news is builders rarely argue about any repairs because they just call the contractor to fix the problem.

Neighborhood amenities are important.  When picking between homes, make sure you consider what each neighborhood has to offer.  One builder might be less expensive, but the other may have larger home sites, a pool complex, gated community and lots of public spaces.  Those don’t come free and they make a difference in your home owning experience.  And don’t forget commute times.
